After a Selection is Made…
While we like to think on the bright side, we do continue to market your property until we have a deposit in our hands. This is to save you from unnecessary vacant days in case the tenant changes their mind.
We handle the entire move-in process. Once a tenant is chosen, we draw up the paperwork, creating a legally binding lease with all the pertinent information, including a move-in date. We also go over all the guidelines set forth for your property, and provide the tenant with login information for the Intempus Realty Tenant Portal. We also collect the first month of rent and request proof of renters’ insurance.
After double-checking all the paperwork, we head to your property to perform one last property inspection and create a Statement of Condition.
A Bit About Rent Collection & Accounting
We are responsible for the retrieval of all rents. If a tenant is behind on payments, we contact them until arrangements for payment are made. We apply late fees to accounts requiring this attention. If that doesn’t work, we deliver pay or quit notices.
In addition to receiving rents, we also handle expenses on your behalf. We will send payments for things like your mortgage, HOA dues, and more. Anytime a cent of your money is moved; it is thoroughly documented, and you’re provided with detailed reports at increments throughout the year. At tax time, you can rest assured knowing we’ll provide you with all the forms you need to file, and we’ll give you tips on deductions you may not know about.
Throughout it All, We Provide Inspections & Maintenance Services
We attend to annual safety inspections for the entire inside and outside of your unit. At this time, we will let you know of any necessary repairs, recommended upgrades, or safety or code violations.
