The whole process from application to keys, including the parts most companies leave vague.
We have an obligation to the owners whose properties we manage and to the neighbourhoods our tenants live in. That is why every applicant goes through the same screening against the same published criteria, with no exceptions made in either direction.
Every person aged 18 or over who intends to live at the property submits their own application, whatever their relationship to anyone else applying. Each pays a 50 dollar application fee. The fee is the same in every market and it is not refundable, because we begin the credit, background and eviction search as soon as it clears.
We do not accept cash. Post a cheque, or pay by card or bank transfer through the portal.
Approval considers all of the above together rather than any single line. Where an application is borderline we may ask for a larger deposit or a co-signer instead of declining it outright. A co-signer completes a full application, pays the same 50 dollar fee and has to meet the same credit standard. Not every property accepts one.
If we decline an application because of something in a credit or background report, we will tell you which agency supplied it. You have the right to a copy and to dispute anything inaccurate.
We accept the first qualified applicant. A property is not held until there is an approved application and a deposit to hold, so a home you viewed may be gone by the time your application is processed. The deposit to hold and all move-in costs are paid by cheque, card or bank transfer. No cash.
Whether pets are allowed is the owner’s decision and it varies property by property. Where they are allowed, there is usually an increase to the security deposit. Bringing in a pet that was not approved is a breach of the lease. Assistance animals are not pets and are handled under fair housing law, not under the pet policy.
What we look for in an applicant is set out in full on our qualification criteria page.
We start as soon as the fee clears. How long it takes after that depends on how quickly your employer and previous landlords respond to us, which is the part we do not control. Call us at any point and we will tell you exactly where it stands rather than leaving you guessing.
No. We begin the credit, background and eviction search as soon as we receive it, and that cost is incurred whether or not the application is approved.
Some properties will consider a co-signer. The co-signer completes a full application, pays the same 50 dollar fee and has to meet the credit standard themselves. It is subject to approval and not available on every property.
Only with an approved application and a deposit to hold. Until then the property stays on the market and goes to the first qualified applicant.
We tell you. If the decision was based on something in your credit or background report you have the right to know which agency supplied it, so you can get a copy and dispute anything inaccurate.
Some properties do and some do not, because that is the owner's decision. Where pets are allowed there is usually an increase to the deposit. An unauthorised pet is a breach of the lease.
