The Nevada housing market has two halves that are moving in opposite directions, and the statewide average hides both of them. Redfin put the statewide median sale price at $468,051 in August 2026, up only 1.0 percent year over year, with the median home taking 63 days to go to contract. That number is dominated by Clark County, where Las Vegas REALTORS reported a September median of $470,000, exactly level with September 2025. Northern Nevada is a different market: Sierra Nevada Realtors put the Washoe County median at $575,000 for the third quarter of 2026, up $35,000 on the same quarter last year, with homes going to contract eight days faster. Anyone assessing the housing market in Nevada right now needs both halves, not the blend.

The short version: Statewide prices are up 1.0 percent year over year, homes are taking 63 days to sell, and the statewide average rent of $1,995 has not moved in a year. Southern Nevada is flat on price with rising inventory. Northern Nevada, where our office is, is still gaining: Washoe County is up $35,000 on the quarter a year ago and selling faster. With the 30-year fixed back at 7.40 percent, renting is cheaper than owning everywhere in the state.

The Redfin statewide figures, the Las Vegas REALTORS median and the Sierra Nevada Realtors Washoe County median cover different geographies and different property mixes. They are cited separately on this page and never combined. The Sierra Nevada Realtors figure is a three-month quarterly reading, not a single month.

Nevada home prices: flat in the south, still climbing in the north

Redfin recorded a Nevada median sale price of $468,051 in August 2026, a gain of just 1.0 percent on August 2025. Sales volume rose 2.9 percent to 3,380 homes and the sale-to-list ratio held at 98.0 percent, but the share of homes selling above list price slipped to 17.0 percent. On the statewide numbers alone you would call this market stalled rather than falling.

The pace confirms it. The median Nevada home took 63 days to go to contract in August 2026, two days slower than a year earlier. Supply is not the pressure valve either: homes for sale fell 2.7 percent to 18,001 while new listings rose 0.8 percent, leaving four months of supply, the same as a year ago. That combination, flat prices and a slower clock, is what a market looks like when a 7.40 percent mortgage rate has priced out the marginal buyer without forcing any seller to capitulate.

Split the state and the picture separates cleanly. Las Vegas REALTORS reported a September 2026 median of $470,000 for existing single family homes, identical to September 2025 and 4.1 percent below the record $490,000 set in May and June, with 7,995 single family homes listed without an offer, up 6.6 percent year over year. Sierra Nevada Realtors, reporting the third quarter of 2026 for Washoe County, had the median at $575,000 against $540,000 a year earlier, closed sales up to 1,628 from 1,564, and the median days to contract down from 33 to 25. One market is absorbing new inventory. The other is running short of it.

Las Vegas and Henderson are left out because Redfin's Las Vegas window ends in September and its Henderson page had not refreshed past November 2025, and mixing windows would make the bars incomparable.

The Nevada rental market: flat for a full year

Zillow put the average rent in Nevada at $1,995 as of October 19, 2026, unchanged from both the previous month and a year earlier, and $5 under the $2,000 national average. There are 9,491 rentals listed statewide. A rent that has not moved a dollar in twelve months is unusual, and it is the single most important operating fact on this page: in Nevada, the increase you plan for next year has to be earned through the property, not assumed from the market.

The flat statewide number is again an average of two different markets. Southern Nevada is soft: Las Vegas is down $9 year over year to $1,933 and Henderson is down $45 to $2,150, both with heavy competing supply. Northern Nevada is firmer: Reno is up $55 year over year to $1,950 and Carson City is up $124 to $2,219, though Carson City rests on only 86 available listings and should be treated as a thin sample. Sparks is the highest average on the list, but Zillow has not refreshed that market since early September, so it is labelled with its own date below.

Nevada metros: Reno, Las Vegas and Henderson

Nevada's major housing markets are not variations on a theme, they are different investments. Reno and Sparks are the price leaders and the growth leaders. Las Vegas is the volume market where supply is building. Henderson is the premium Southern Nevada submarket where both price and rent have stopped rising.

The Reno housing market

Reno, NV is where Intempus keeps its Nevada office, and it has its own numbers on this page rather than a share of a statewide average dominated by Las Vegas. Two sources cover it and they agree on direction. Redfin put the Reno median sale price at $577,118 for the three months ending August 2026, up 4.9 percent year over year, on 1,007 sales, up 22.2 percent, with homes going to contract in 46 days, three days faster than last year. Redfin also ranked Reno second among all Nevada metros for sales price growth in its August 2026 state report, at 9.3 percent on its monthly measure. Sierra Nevada Realtors, the local association, reported the Washoe County median at $575,000 for the third quarter of 2026 against $540,000 a year earlier, with the median days to contract down from 33 to 25 and sellers receiving 98.8 percent of list price. Reno is the most expensive major market in Nevada and the fastest moving one.

The Reno rental market is the tension. Zillow has Reno average rent at $1,950 as of October 6, 2026, up $55 year over year but down $50 on the month, across 647 available listings. A separate panel, RentCafe using Yardi Matrix data, put the average Reno apartment rent at $1,805 as of August 1, 2026, up 4.73 percent year over year, with one bedrooms at $1,581 and two bedrooms at $1,887. The two measure different things, apartments only versus all rental property types, so they should not be blended, and the RentCafe reading is older. What both show is rent growth in the low single digits while the median sale price moved 4.9 percent and the mortgage rate moved 113 basis points. For a Reno owner, yield is compressing from two directions at once.

On Reno housing market predictions, the honest answer has not changed: no institution publishes a Reno specific price forecast we would put in front of an owner. What the local association will say is in its own words. Garrett Lepire, 2026 president of Sierra Nevada Realtors, summarised the quarter as "home prices are still going up throughout Northern Nevada" alongside "more homes selling and the time on the market decreasing", and added that "for sellers, getting the price right is still paramount". The current readings are the better guide: 4.9 percent annual price growth, rents up roughly 3 percent, and a mortgage payment well above local rent.

Las Vegas and Henderson

Las Vegas REALTORS reported a September 2026 median of $470,000 for existing single family homes sold through its MLS, down 1.1 percent from August and exactly level with September 2025, with condos and townhomes at $290,000, down 1.4 percent year over year. Total sales came to 2,169 properties, down 7.4 percent for homes and 12.6 percent for condos and townhomes, which the association put at a five month supply against roughly four months a year ago. By the end of September there were 7,995 single family homes listed without an offer, up 6.6 percent, and 2,796 condos and townhomes, up 7.3 percent. LVR president George Kypreos attributed the slowdown directly to rates: "Recently rising mortgage rates are playing a bigger role in the housing market."

Redfin, measuring all home types over the three months ending September 2026, put the Las Vegas median at $449,786, up 1.1 percent year over year with 55 days to contract and 40.5 percent of listings taking a price cut, up 3.6 points. Those two figures come from different panels covering different property mixes, so treat them as two views rather than one number. Henderson remains the premium Southern Nevada submarket on rent at $2,150, but that rent is down $45 over the year, and Redfin's Henderson sale price page had not refreshed past November 2025 when we checked, so no current Henderson median is quoted here. Flat prices and slightly falling rent make Southern Nevada a market where operating discipline, not appreciation, produces the return.

Mortgage rates and what they mean for Nevada owners

Freddie Mac reported the 30-year fixed mortgage rate at 7.40 percent on October 15, 2026, unchanged from the previous week and well above the 6.27 percent of a year earlier. The rate has climbed through this month, from 7.03 percent on September 24 to 7.28 percent on October 1 and 7.40 percent on October 8.

That move settles the rent versus own question in Nevada. Principal and interest on the $468,051 statewide median at 20 percent down and 7.40 percent runs about $2,593 a month, against a statewide average rent of $1,995. Owning costs roughly $598 a month more before taxes, insurance and maintenance, and the real gap is wider. At last year's 6.27 percent the same loan would cost about $2,310, so the rate move alone has added close to $283 a month to the cost of buying the median Nevada home. In Reno the gap is far larger: principal and interest on the $575,000 Washoe County median is about $3,185 against an average Reno rent of $1,950. For most Nevada renters, buying is not a near term option, and that is durable demand for owners even while headline rents sit still.

What this means if you own a Nevada rental

  • Do not budget for a statewide rent increase. Nevada's average rent is the same dollar figure it was a year ago. Any increase you take next year has to come from the condition of your unit and the quality of your tenant, not from the market lifting everyone.
  • Price on day one, not after 63 days. The statewide median home needs two months to sell and rentals behave the same way. An asking rent set 5 percent high will cost you more in vacancy than it can ever recover.
  • Protect renewals in Southern Nevada. Las Vegas and Henderson both posted lower rents year over year, and listings without an offer are up more than 6 percent. Keeping a good tenant at a small increase beats turning a unit into that competition.
  • In Reno, watch the price to rent spread. Median prices rose 4.9 percent while Zillow rent rose about 3 percent and the rate rose 113 basis points. If you bought recently, your yield is compressing even as your equity grows, which changes the hold or sell math.
  • Use the own versus rent gap in your retention argument. At about $598 a month statewide and roughly $1,235 a month in Reno, buying is out of reach for most of your tenants. That is a reason to invest in retention rather than chase a rent increase the market is not paying.

Nevada housing market FAQ

What is the Nevada housing market doing right now?

Nevada is close to flat statewide and split by region. Redfin reported a statewide median sale price of $468,051 in August 2026, up 1.0 percent year over year, with 3,380 homes sold and the median home taking 63 days to go to contract. Inventory fell 2.7 percent to 18,001 homes for sale and months of supply held at four. Underneath that, Las Vegas REALTORS reported a September 2026 median of $470,000, exactly level with a year earlier, while Sierra Nevada Realtors reported the Washoe County median at $575,000 for the third quarter, up $35,000 on the same quarter in 2025.

What is the median home price in Nevada in 2026?

Redfin put the Nevada median sale price at $468,051 in August 2026, up 1.0 percent from August 2025. The spread inside the state is wide. Over the three months ending August 2026 Redfin had Reno at $577,118 and Sparks at $539,643 against North Las Vegas at $422,470. Las Vegas REALTORS separately reported a September 2026 median of $470,000 for existing single family homes in Southern Nevada, level with September 2025 and 4.1 percent below the record $490,000 set in May and June.

What is happening in the Reno housing market?

Reno is the strongest of Nevada's major markets on price and on speed. Redfin put the Reno median sale price at $577,118 over the three months ending August 2026, up 4.9 percent year over year, on 1,007 sales, up 22.2 percent, with homes going to contract in 46 days against 49 days last year. Sierra Nevada Realtors, the local association, reported the Washoe County median at $575,000 for the third quarter of 2026 against $540,000 a year earlier, with median days to contract down from 33 to 25 and sellers receiving 98.8 percent of list price.

Are there reliable Reno housing market predictions?

Not from any source we would put in front of an owner. No institution publishes a Reno specific price forecast, and the most recent published Zillow outlook is national and dated December 2025, which is too old to be useful now. What the local association will say is in its own words: Garrett Lepire, 2026 president of Sierra Nevada Realtors, described the quarter as home prices still going up across Northern Nevada alongside more homes selling and time on market decreasing, and said getting the price right remains paramount for sellers. The current readings are the better guide: 4.9 percent annual price growth, rent growth in the low single digits, and a mortgage payment well above local rent.

What are the Reno rental market trends?

Two panels measure Reno rents and they measure different things. Zillow put the Reno average rent at $1,950 as of October 6, 2026, up $55 year over year but down $50 on the month, across 647 available listings. RentCafe, using Yardi Matrix data, put the average Reno apartment rent at $1,805 as of August 1, 2026, up 4.73 percent year over year, with one bedrooms at $1,581 and two bedrooms at $1,887. Zillow covers all rental property types and RentCafe covers apartments only, so the two should not be blended. Both show Reno rents rising far more slowly than Reno home prices.

Is it cheaper to rent or to buy in Nevada right now?

Renting, by a clear margin, and the gap widened this year. Freddie Mac reported the 30-year fixed at 7.40 percent on October 15, 2026, against 6.27 percent a year earlier. Principal and interest on the $468,051 statewide median at 20 percent down over 30 years comes to about $2,593 a month, against a statewide average rent of $1,995 as of October 19, 2026. That is roughly $598 a month before taxes, insurance and maintenance. At last year's rate the same loan would have cost about $2,310, so the rate move alone added close to $283 a month. In Reno the gap is wider still, about $3,185 in principal and interest on the $575,000 Washoe County median against an average rent of $1,950.
